We recently completed a dormer flat roof replacement on a property in Norwich.
The existing roof had a major leak that the customer was very concerned about so we booked in an emergency replacement for the dormer flat roof.
Assessment and Challenges
The Point Roofing & Guttering team inspected the roof and found that it had sagged in the middle due to long term damage and resulted in rain water pooling and draining back into the main roof.
Our Dormer Roof Replacement Process
Removing Existing Roof
We carefully stripped the existing top coating and boards down to the joists so that we could build new supports that will help us get better drainage on the roof.
Boarding & Improving Drainage
We installed custom firring strips so that the fall on the roof was better and water can drain properly and not pool and cause issues. 18mm OSB (Oriented Strand Board) was then fitted on the top to give that flat surface.
Installing EPDM Membrane
EPDM (Ethylene Propylene Diene Monomer) was fitted as this is the best waterproof coating for smaller flat roofs such as dormer window flat roofs. It is one protective sheet that won't crack or tear.
Finishing Touches
To fully complete the dormer roof replacement uPVC trims were added to the edgings and house flashing re-dressed. The team then added uPVC guttering to collect the water and drain away from the roof.
Final Outcome
The new dormer flat roof is now watertight, structurally sound, and aesthetically pleasing. The improved drainage system will protect the property from future water-related issues, providing peace of mind to the homeowner.
The Point Roofing & guttering team completed the dormer roof replacement within 1 day. The flat roof is now strong, durable and has the correct fall to drain the water correctly. The roof will now not need replacing again for over 20 years. All leaks have stopped and the customer was extremely happy with our work.
