Poringland is about five miles south of Norwich, and for us it’s practically local. We’re out this way regularly, working on the newer detached houses on the village’s expanded estates, the older cottages closer to the village centre, and the bungalows that make up a fair chunk of the housing stock in between. It’s a village that’s grown a lot over the past few decades, and that growth shows in the variety of roof types we see here.
If something’s wrong with your roof, a leak that appeared after the last bout of heavy rain, tiles that shifted in the wind, guttering that’s started to overflow, we’ll come out, take a proper look, and give you a straight answer about what needs doing.
A lot of Poringland’s housing was built from the 1970s onwards, and while those roofs were put on solidly enough at the time, many of them are now at the age where things start to need attention. Mortar pointing dries out and cracks. Ridge tiles work loose. Underlay that was installed before breathable felt became standard starts to deteriorate and block up. None of it is dramatic, until water finds its way in.
We cover the full range of pitched roof work. If it’s a handful of tiles and some re-pointing, that’s what we’ll quote for. If the roof is genuinely at the end of its life and a full replacement is the better option long term, we’ll explain why and back it up with what we’ve seen. We don’t push replacement jobs on roofs that still have useful life in them.
For the older properties in the village, the cottages and period houses that predate the modern expansion, we also handle slate and traditional clay tiling, which needs a more careful approach than standard concrete tile work.
Extensions are common across Poringland, and a lot of them are sitting on flat roofs that were laid in felt. Felt has its place, but it ages and once it starts to blister, crack, or pull away at the edges, leaks aren’t far behind.
We replace ageing flat roofs with EPDM rubber or GRP fibreglass. Both are a significant improvement on felt in terms of lifespan and weather resistance. EPDM works well on larger roof areas and handles the expansion and contraction that comes with Norfolk’s seasonal temperature swings. GRP gives a very hard, seamless finish and suits smaller, more intricate roof shapes well. We’ll talk through both options with you and recommend what makes sense for your specific roof rather than defaulting to whichever is quickest to fit.
If you’re not sure whether your flat roof needs a full replacement or whether a repair will buy you more time, we can come out and give you an honest assessment.
On the newer Poringland estate properties, uPVC roofline is standard, but even uPVC eventually fades, warps, or starts to pull away from the house. On the older village properties, you sometimes still find timber fascias that have been painted over one too many times and are quietly rotting behind the surface.
Either way, failing roofline lets water get into places it shouldn’t. We replace fascias, soffits, bargeboards, and guttering across Poringland, fitting new uPVC that’ll do the job properly without needing maintenance. We also sort guttering that’s overflowing, sagging, or pulling away from the fascia, which is one of those problems that looks minor but causes damp issues if it’s left.
Poringland is a large village, large enough that it functions more like a small town in some respects, sitting just south of Norwich off the B1332. It’s one of those Norfolk villages that expanded significantly through the 1980s, 90s, and 2000s, with housing estates filling in around the older village core. The result is a real mix of property ages and types, from older cottages and farmhouses on the fringes to modern detached houses on the newer developments.
The village has good amenities for its size, and it’s a popular spot for people who want to be close to Norwich without being in the city. We also cover the villages nearby, Framingham Earl, Framingham Pigot, Shotesham, Stoke Holy Cross, Alpington, and Brooke are all within easy reach for us.
Poringland is close to our Norwich base, so we can usually arrange a visit within a few days. For leaks or storm damage, call us and we’ll do our best to prioritise.
Yes, always. A lot of roof problems are much cheaper to fix early than after water has had time to work its way in. We’ll come out, have a look, and tell you honestly whether it needs attention now or whether it’s something to keep an eye on.
It depends on the condition and age of the roof. We’ll come out and assess it properly. If the structure is sound and a repair will hold, we’ll say so. If it’s at the point where repairs are just delaying the inevitable, we’ll explain that too.
EPDM is a rubber membrane — flexible, good for larger roofs, handles temperature changes well. GRP is fibreglass — hard, seamless, very durable. Both are a big step up from felt. We’ll recommend whichever suits your roof rather than just going with what’s easier for us.
