Re-Roof of Failing Clay Pin Tiles on Mile End Road, Norwich

We carried out a large re-roof on a property on Mile End Road in Norwich. The roof was covered in old clay pin tiles that had been up there for a very long time and were now failing badly.

Pin tiles are a traditional feature on older Norwich homes, and they look fantastic when they’re in good condition. The problem is age. Over the decades the tiles become porous, the nibs and fixings give way, and tiles start slipping and cracking faster than they can be patched. Once a roof reaches that stage, spot repairs become a losing battle. This one had well and truly reached that stage.

The owner made the right call and asked us to re-roof the affected section properly.

What the Job Involved

We stripped the failing pin tiles from the full section, clearing away the old coverings and taking the roof back to the timbers.

From there, we rebuilt it from the ground up:

  • New breathable felt across the whole section, replacing the tired old underlay with a modern membrane that keeps weather out while letting the roof space breathe.
  • New treated battens, fixed at the correct gauge to give every tile a solid, rot-resistant fixing point.
  • New clay tiles laid across the section, keeping the traditional character of the property while giving the roof a covering that will perform for decades.

Every course was laid straight and fixed properly, with the new work tied neatly into the surrounding roof.

Why it Matters

Old pin tile roofs fail gradually, then suddenly. A slipped tile here and there turns into damp patches in the loft, rotten battens and water finding its way into the rooms below. Re-roofing the section in one go costs less in the long run than years of call-outs, and it means every part of the roof, from the felt up, is doing its job.

The Result

The property now has a smart, watertight roof that suits its character and won’t need thinking about for a very long time. Straight courses, clean lines and no more slipped tiles after every windy night.

As always, all the old tiles and waste were cleared from site before we left.
