Cringleford sits on the south-western edge of Norwich, right where the city meets the countryside on the A11. It’s one of those villages that’s changed considerably over the past 20 years, what was a relatively quiet settlement has grown into a substantial residential area, with large housing developments bringing in a significant number of newer properties alongside the older village housing that was there before.
We’re in Cringleford regularly. The newer estates brought a wave of similar-aged roofs that are now starting to reach the point where maintenance and repairs become more frequent. The older properties closer to the original village have their own set of needs. We know the area, and we know what we’re likely to find when we get up on a roof here.

The newer houses on Cringleford’s estates were mostly built from the late 1990s and 2000s onwards, which means their roofs are now anywhere between 15 and 25 years old. That’s the age when things start to show, not necessarily catastrophic failure, but mortar that’s dried and cracked, ridge tiles that have shifted slightly, flashing that’s lifted around a chimney or dormer. Small things that are straightforward to deal with early and much more involved if left.

On Cringleford’s newer properties, the roofline is almost always uPVC, but even uPVC installed 20-odd years ago is starting to show its age on some of the earlier estate builds.
