Cringleford sits on the south-western edge of Norwich, right where the city meets the countryside on the A11. It’s one of those villages that’s changed considerably over the past 20 years, what was a relatively quiet settlement has grown into a substantial residential area, with large housing developments bringing in a significant number of newer properties alongside the older village housing that was there before.
We’re in Cringleford regularly. The newer estates brought a wave of similar-aged roofs that are now starting to reach the point where maintenance and repairs become more frequent. The older properties closer to the original village have their own set of needs. We know the area, and we know what we’re likely to find when we get up on a roof here.
If you’ve got a roofing problem or you just want someone to check something over before it becomes one — give us a call.
The newer houses on Cringleford’s estates were mostly built from the late 1990s and 2000s onwards, which means their roofs are now anywhere between 15 and 25 years old. That’s the age when things start to show, not necessarily catastrophic failure, but mortar that’s dried and cracked, ridge tiles that have shifted slightly, flashing that’s lifted around a chimney or dormer. Small things that are straightforward to deal with early and much more involved if left.
On top of that, the older properties in the original village, some of them going back considerably further, have roofs with different demands entirely. Traditional materials, steeper pitches, chimneys that need proper attention. We work on both ends of that spectrum.
Whatever the job needs, we’ll come out and assess it properly before we quote. If it’s a repair, that’s what you’ll get. If it’s reached the point where a full replacement makes more sense, we’ll explain why and show you what we’re seeing.
Extensions are common across Cringleford, particularly on the larger detached and semi-detached properties on the newer estates. A lot of those extension roofs went on in felt, and felt has a finite life. Once it starts to blister or crack, which happens sooner in roofs exposed to full sun, the water doesn’t take long to find a way in.
We replace flat roofs with EPDM rubber or GRP fibreglass, both of which are a substantial improvement on felt. EPDM is a membrane system that handles temperature movement well and suits larger roof areas. GRP is a fibreglass finish, seamless, very hard-wearing, and good for more complex shapes. We fit both and will tell you which is the better choice for your roof rather than going with whatever suits us.
If you’ve got a leak and aren’t sure whether it needs a full replacement or just a repair, we’ll come out and give you a straight answer.
On Cringleford’s newer properties, the roofline is almost always uPVC, but even uPVC installed 20-odd years ago is starting to show its age on some of the earlier estate builds. Fading, warping, sections that have come loose at the joints, guttering that’s sagging in the middle and sending water down the wall rather than through the downpipe. It’s not dramatic, but it causes problems if it’s left.
We replace and repair fascias, soffits, bargeboards, and guttering across Cringleford. New uPVC roofline fitted properly will do its job without any maintenance for many years — no painting, no rotting, no repeat call-outs. We also sort guttering that’s overflowing or pulling away from the house, which is one of the more common jobs we’re called out for on the newer estates.
Cringleford is a village on the south-western fringe of Norwich, separated from the city proper by the River Yare and the Cringleford Bridge. It’s grown substantially since the early 2000s, with large residential developments, most notably around Cantley Lane and the Cringleford development off Watton Road, bringing in a significant number of new homes. The older part of the village, around All Saints Church and the original settlement, still has plenty of character and some older properties that predate the expansion by decades.
It’s a popular place to live, good access into Norwich via the A11 and Eaton, close to the UEA and research park, and with a quieter feel than the city despite being right on its edge.
We also cover the surrounding area — Eaton, Hethersett, Keswick, Intwood, Bawburgh, and Little Melton are all within easy reach.
Yes, once a roof gets past 15 years it’s worth keeping an eye on. Mortar, ridge tiles, and flashing are the usual early warning signs on newer properties. Catching something small early is always cheaper than waiting for a leak.
Usually within a few days for a standard quote visit. For an active leak or storm damage, call us directly and we’ll do our best to get there sooner.
Absolutely — and repairs are the right answer more often than some roofers would have you believe. We’ll tell you honestly which your roof needs.
Depends on the age and condition of the roof. We’ll come out and assess it properly before recommending anything. If a repair will hold it, that’s what we’ll suggest.
EPDM is a rubber membrane — flexible, handles temperature movement well, good for larger roofs. GRP is fibreglass — very hard and seamless, good for complex shapes and smaller areas. Both significantly outlast felt. We’ll recommend whichever suits your roof.
